Hyd Real Estate: Tensions Surrounding Skyscrapers

Hyderabad is rapidly emerging as India’s most aggressive skyscraper city.

The total number of high rise buildings in Hyderabad today equals the combined count of Bengaluru, Pune, Kolkata, Gurgaon and Noida. This scale signals a dramatic shift in India’s urban growth pattern.

At present, around 407 skyscrapers are either completed or under construction in Hyderabad.

As per a survey, if the Chinese cities like Shanghai, Beijing, Chongqing, Guangzhou etc are excluded, current trends suggest that by 2031 Hyderabad could rank just behind Hong Kong, New York, Mumbai and Dubai in skyscraper numbers. That's an incredibly phenomenal growth.  Readmore!

Mumbai still remains far ahead today, but Hyderabad’s pace indicates that this dominance may be challenged within a decade.

The speed of approvals, private investment and vertical expansion reflects strong market confidence in the city’s economic future.

However, infrastructure readiness remains a serious concern.

Several skyscraper clusters lack well planned public transport connectivity. Road capacity and metro coverage have not kept pace with vertical residential and commercial development.

Drinking water supply and sustainability pose additional challenges. Even underground water is not that abundant and during summers draughts are also a challenge.

It is unclear whether government systems can fully support long term water demand in some dense zones.

Without integrated planning, Hyderabad risks becoming a vertical city built faster than its foundations for future resilience.
